The Real Cost of a Custom Kitchen in the UAE — What Affects Your Quote

The most common question in any kitchen consultation is: how much will this cost? It is a reasonable question and the answer is genuinely complex — because custom kitchen cost in the UAE is not a single number. It is a result of many decisions, each of which affects the final price. Understanding what those decisions are, and how they influence cost, helps you plan a budget that reflects reality and make informed choices about where to invest and where to compromise.

Kitchen Size

The most obvious cost driver is how many cabinets the kitchen requires. Cabinet count is determined primarily by the linear metres of base units and wall units in the kitchen plan. A small galley kitchen in an apartment might have six to eight linear metres of cabinet run. A generous L-shaped or U-shaped villa kitchen might have twelve to sixteen linear metres. The more cabinets, the more material, fabrication time, hardware, and installation labour are required.

Carcass Material

The carcass is the structural body of the cabinet. Moisture-resistant MDF is the most commonly specified material in UAE kitchens. Plywood is denser and stronger and holds screws better — making it the preferred specification for heavy-use kitchens. Plywood carcasses cost more than MDF, but the difference in longevity justifies the premium.

Standard (non-moisture-resistant) board is a false economy in UAE kitchens. The cost savings are real, but the durability cost is paid within a few years.

Door Front Finish

Melamine and vinyl-wrapped door fronts are the most economical option, durable and available in a range of colours and wood effects. Lacquered MDF door fronts are the most popular choice for modern kitchens in UAE villas — the lacquer is applied by spray in a controlled environment, providing a smooth, consistent colour surface. Wood veneer door fronts bring natural material character that lacquer cannot replicate and are more expensive. High-gloss acrylic creates a mirror-bright surface and is the most expensive door front option.

Countertop Material

Compact laminate is the most economical countertop choice. Engineered quartz is the most popular choice in UAE villa kitchens — non-porous, highly resistant to staining, consistent in appearance, and durable under heavy daily use. Natural stone — granite and marble — costs more than engineered quartz and requires more maintenance. Both materials bring a visual quality that engineered surfaces cannot fully replicate. Sintered stone and porcelain slab countertops represent a newer category of premium countertop, extremely hard and heat-resistant.

Hardware and Accessories

Kitchen hardware — hinges, drawer runners, and related components — is often the most underestimated cost factor in kitchen planning. It is also the most important factor in how the kitchen feels to use every day. Mid-range European hardware from manufacturers like Hettich covers the requirements of most UAE villa kitchens reliably. Premium European hardware from Blum’s Legrabox system represents the top tier.

Internal accessories — pull-out baskets, drawer inserts, corner unit carousels — improve daily function and add to the project cost. The most useful for UAE villa kitchens are deep drawer inserts for pots and pans, pull-out waste bins, corner carousel units, and pull-out pantry units.

Installation Complexity

Kitchen installation in a shell apartment is more straightforward than installation in an occupied villa where an existing kitchen is being replaced. Renovation projects involve strip-out, waste removal, possible remediation of wall and floor surfaces, and the risk of discovering existing service issues during the removal process.
